Happy Monday! It is March 30, 2026, and if you have been watching the Orlando real estate market lately, you know things are moving faster than a rollercoaster at Disney. My team and I have been getting flooded with questions about one specific topic: Quick Move-In homes.

Every Monday morning, I sit down to put together our "Orlando Quick Move-In Roundup" because the inventory changes so fast. I just got the latest list from Eva, my Executive Assistant, and let me tell you, the deals builders are putting on the table right now are some of the best I have seen all year. If you have been sitting on the fence waiting for a sign to start your home search, this is it.

WHY THE BUZZ ABOUT QUICK MOVE-IN HOMES?

So, what exactly is a "Quick Move-In" (QMI) home? In the world of new construction, these are houses that are either already finished or very close to it. Builders sometimes call them "spec homes" or "inventory homes."

The reason everyone is talking about them is simple: Speed & Certainty.

When you build from the ground up, you might be looking at a 10 to 12-month wait. With a quick move-in, you could be packing your boxes and moving in within 30 days. But it is not just about moving fast. It is about the massive financial perks that builders are offering to get these homes off their books before the quarter ends.

THE MONEY SAVERS: BUILDER INCENTIVES

This is the part where my clients get really excited. Because these homes are already under construction or finished, builders are highly motivated to sell them. To make that happen, they are offering incentives that you just don’t see in the resale market.

1. Interest Rate Buy-Downs
I was just chatting with Sarah at M/I Homes, and she sent me a deal last week that I had to share. They are offering rates as low as 2.99% on specific inventory! In a market where traditional rates are much higher, a buy-down like that can save you hundreds, sometimes even thousands, of dollars on your monthly mortgage payment.

2. Closing Cost Coverage
Many Orlando builders are offering to pay a huge chunk of your closing costs. We are seeing incentives ranging from $10,000 to $20,000 or even more if you use their preferred lenders. Imagine walking into your brand-new home and keeping that cash in your pocket for new furniture or a celebratory housewarming party.

3. Premium Upgrades Included
Since these homes were designed by the builder’s professional team, they usually come loaded with the most popular finishes. You get the quartz countertops, the luxury vinyl plank flooring, and the smart home tech without having to pay extra for every single "add-on" at a design center.

WHY WORK WITH A REALTOR ON NEW CONSTRUCTION?

A lot of people think they should just walk into a model home and talk to the person at the desk. Here is a little secret: that person works for the builder. Their job is to get the best deal for the builder.

My job is to get the best deal for YOU.

When we go in together, I handle the negotiations, I ask the tough questions about construction quality and warranties, and I make sure those incentives the builder promised actually show up in your final contract. Best of all? My services as a buyer's agent are typically covered by the builder, so you get expert representation at no cost to you.
