Why? Because in 2026, Orlando builders are offering deals that seem almost too good to be true, but they are 100% real. We’re talking about interest rates in the 4s and 5s, tens of thousands of dollars in closing cost credits, and brand-new homes where nobody has ever lived before.
This is my latest Orlando Quick Move-In Roundup, and I’ve put together everything you need to know to stop renting and start owning.
Why Quick Move-In Homes Are Your Secret Weapon
A "Quick Move-In" (or spec home) is a brand-new house that is either already finished or just weeks away from being done. Because builders want these homes off their books quickly, they offer massive incentives that you just can't get with a "to-be-built" home or a resale property.
1. The Rate Buy-Down Magic
High interest rates are the biggest hurdle for most buyers right now. However, many Orlando builders are offering permanent rate buy-downs. Instead of the market rate of 6.5% or 7%, they might offer you a 4.99% or 5.5% fixed rate for the life of the loan. This can save you hundreds of dollars every single month.
2. Closing Costs? Covered!
Closing costs usually run between 3% and 5% of the purchase price. On a $450,000 home, that’s over $15,000 out of your pocket. Builders are currently offering to pay all or most of those costs if you use their preferred lender. That means you keep your cash in your bank account for furniture and decor!
3. Lower Insurance Rates
In Florida, home insurance is a big topic. Brand-new homes built to the latest 2026 codes often qualify for the lowest possible insurance premiums. Plus, some builders are even throwing in a year of paid insurance as part of their "Flex Cash" packages.

The Storey Park Deal (Lennar)
Located in the heart of Lake Nona, Lennar has a few stunning townhomes and single-family homes ready for June/July move-ins. They are currently offering a massive incentive package that includes covered closing costs.
