But here is the secret: while the "standard" market might feel a little stressful, Orlando’s new construction builders are playing a totally different game.

If you are looking to get into a home right now, and I mean right now, without the headache of a bidding war or an astronomical interest rate, you are in the right place. Today, I’m breaking down why "Quick Move-In" homes are the ultimate hack for saving tens of thousands of dollars.

WHY CHOOSE A QUICK MOVE-IN HOME?

So, what exactly is a "Quick Move-In" (QMI)? Think of it as the "Express Lane" of real estate. Builders start these homes before a buyer even signs a contract. They choose the most popular floor plans & the most trendy finishes (think quartz countertops & luxury vinyl plank flooring) and get to work.

By the time you see them, they are either finished or just a few weeks away from completion. For you, this means you don't have to wait 8 to 10 months for a house to be built from the ground up. You can literally be packing your boxes while we negotiate the deal.

But the biggest perk? The incentives. Because builders want these homes off their books quickly, they offer massive discounts that you just won't find on a "to-be-built" home or a resale property.

SAVE BIG WITH INTEREST RATE BUY-DOWNS

The #1 question I get right now is: "Nicole, how can I afford these rates?" The answer is builder-funded buy-downs.

Right now, several Orlando builders are offering rates that seem like they’re from five years ago. For example, my friend Sarah over at Craft Homes sent me an incredible deal last week, they are offering rates as low as 2.99% (5.255% APR) through April 30th for select homes. That is a massive difference in your monthly payment!

  • Flex Cash: This is like a gift card for your mortgage. You can choose how to spend it. Want a lower price? Done. Want a lower rate? Easy.
  • Rate Locks: In a volatile market, builders often offer extended rate locks, so you don't have to worry about your payment changing before you move in.

DON'T FORGET DOWNPAYMENT ASSISTANCE

A lot of people think they need 20% down to buy a new home. That is a myth! Between builder incentives & local programs, you might need way less than you think.

I always recommend my clients check out the Downpayment Assistance Tool to see what they qualify for. In Orlando, there are programs specifically for teachers, first responders, & medical professionals that can be stacked with builder deals.
