We’re talking about builders offering anywhere from $50,000 to $100,000 in total incentives to move their quick move-in inventory now.

WHY BUILDERS ARE PAYING YOUR BILLS

You might be wondering: "Why would a builder just give away $20,000 or $50,000?" It’s simple, inventory costs money. When a home is sitting finished (what we call a "Quick Move-In" or "Spec Home"), it costs the builder interest every single day it stays empty. They would much rather give that money to you to get the deal closed quickly than pay it to the bank.

This week, we are seeing "Flex Cash" reaching record highs. This is the "Secret Sauce" of the Orlando market right now. Flex cash can be used for your closing costs, which means you could walk into a closing with little to no money out of pocket for settlement fees.

YOUR QUICK MOVE-IN ROUNDUP

Every Friday, Eva sends me the latest "hot list" from sales agents across the city. Here are the top three deals that hit my desk this morning. These are homes that are ready for you to move into right now!

1. THE LENNAR LUXURY DEAL IN KISSIMMEE

Mark over at Lennar sent me this deal last week and I had to share it with you. They have a beautiful 4-bedroom home in Storey Creek that is ready for a family today.

  • The Incentive: Mark told me they are offering $25,000 in closing cost credits plus a permanent rate buy-down that could save you hundreds every month.

2. THE D.R. HORTON RATE DROP

Sarah at Toho Qua reached out because they have three quick move-ins they need to move before the end of the month.

HOW TO MAXIMIZE YOUR CREDITS

Getting the builder to pay is one thing; making sure you use that money wisely is another. Here is how you should prioritize your builder credits:

1. COVER SETTLEMENT COSTS FIRST
Your closing costs include things like title insurance, attorney fees, and recording fees. Usually, these can be 3% to 4% of the purchase price. Getting the builder to cover this means more cash in your pocket for new furniture!

2. PREPAIDS & ESCROWS
This is a "secret" many buyers miss. You have to prepay a year of homeowners insurance and a few months of property taxes. Ask the builder to apply their credit to these "prepaids."

3. THE PERMANENT RATE BUY-DOWN
If the builder has extra "Flex Cash" left over after covering your costs, use it to buy down your interest rate. This isn't just a one-time save, it saves you money every single month for the life of your 30-year loan.
