I'm back with your weekly quick move-in roundup, and let me tell you – this week's lineup is something special. If you've been dragging your feet on finding a new construction home because you think it'll take forever to close, I've got news for you. These five beauties are ready NOW, and the builders are throwing some seriously sweet incentives your way.

We're talking about homes you can close on in 30 days or less. Yes, really. And with the incentives I'm seeing right now? You'd be crazy not to at least take a look.

Here's the thing about quick move-in homes – they're basically the best of both worlds. You get that brand-new construction feel (hello, warranty and modern everything) without the 6-9 month wait. The builder's already done the heavy lifting, which means they're motivated to get you in there ASAP.

And when builders are motivated? That's when the incentives get good.

This week I'm seeing closing cost assistance, rate buy-downs, and even some insurance coverage help. In this market, that's gold.

Your 5 Quick Move-In Homes This Week

1. Twisted Oaks in Wildwood – From $287,990

Let's start with something budget-friendly because not everyone needs (or wants) to drop half a million on a house.

Twisted Oaks is offering 2-4 bedroom homes ranging from 1,433 to 2,386 square feet. I know Wildwood is a bit of a drive from downtown Orlando, but hear me out – if you're working hybrid or remote, this location gives you way more bang for your buck.

Builder Incentives: Up to $8,000 toward closing costs with preferred lender, plus a 1% interest rate buy-down for the first year.

Why I Love It: You're getting into a brand-new home for under $300K. In this market, that's basically unicorn territory.

2. Sunbrooke in Saint Cloud – From $399,990

Saint Cloud has been blowing up lately, and for good reason. You're close to the airport, easy access to the theme parks, and still get that suburban family-friendly vibe.

Sunbrooke features 3-4 bedroom homes between 1,709 and 2,791 square feet. These are move-in ready RIGHT NOW.

Builder Incentives: $10,000 flex credit (use it for closing costs, upgrades, or rate buy-down – your choice), plus one year of homeowners insurance covered.

Why I Love It: That insurance coverage is huge right now with Florida's insurance market. Having that first year covered? That's easily $2,500-$3,500 in savings.

3. Ashton Woods at Trailside in Mount Dora – $429,990

This one hit my inbox on Friday and I immediately thought, "Okay, who wants waterfront living without the waterfront price tag?"

Mount Dora is gorgeous, and this specific home at 30116 Misty Pines Road is a 3-bedroom, 2-bath beauty with 2,066 square feet. Available this month.

Builder Incentives: 2-1 interest rate buy-down (2% below market rate for year one, 1% below for year two), plus $7,500 toward closing costs or upgrades.

Why I Love It: That 2-1 buy-down is money in your pocket for the first two years. Your payment starts lower, and you have time to settle in before it adjusts to the full rate.

4. Cypress Bluff II in Groveland – From $326,490

Groveland is another one of those "if you know, you know" communities. It's right off the Turnpike, so your commute is easy, but you still get that peaceful suburban feel.

These homes range from 3-4 bedrooms and 1,707 to 3,016 square feet. Plenty of space for growing families or if you just want a dedicated home office (or three).

Builder Incentives: $12,000 design center credit plus 1.5% rate buy-down for the first year with preferred lender.

Why I Love It: That design center credit means you can actually pick the upgrades you want without feeling like you're breaking the bank. Quartz counters? Check. Wood-look tile? Done.

5. Toll Brothers at Bella Collina in Montverde – From $1,315,995

Okay, I know this one's pricey. But if you're in the market for luxury and you want it NOW, Bella Collina is where it's at.

These 4-bedroom, 4-bath homes are stunning – we're talking 4,189 to 4,374 square feet with golf course and lake views. If you've been waiting for the "right" luxury home, this might be it.

Builder Incentives: $25,000 toward closing costs or upgrades, plus complimentary golf membership for the first year (valued at $10,000).

Why I Love It: The golf membership alone is a massive perk if you're into that lifestyle. Plus, Toll Brothers builds quality. You're getting a home that'll hold its value.

I know what you're thinking – "Nicole, these sound great, but can I actually afford this?"

Let me introduce you to two resources that might make this easier than you think.

First, check out our new construction search tool. You can filter by price, location, and builder to see what else is out there beyond these five.

Second – and this is important – don't sleep on downpayment assistance programs. A lot of buyers don't realize they might qualify for help with their downpayment. Even if you think you make "too much," it's worth checking. I've seen six-figure earners qualify for assistance. You never know until you look.

The Real Talk About Builder Incentives

Here's something most people don't understand about builder incentives – they're negotiable, but they're also time-sensitive.

Builders offer these incentives because they want to move inventory. But once that home sells (or once the builder's sales goals are met for the quarter), those incentives can disappear overnight.

I'm not trying to pressure you. I'm just being real. If one of these homes checks your boxes, don't wait three weeks to make a decision. The incentives I'm listing today might not be there next Monday.

Also, most of these incentives require you to use the builder's preferred lender. Is that a dealbreaker? Not necessarily. Sometimes their rates are competitive, and when you factor in the incentives, it actually works out better than going with your own lender.

But definitely run the numbers. I can help you with that.

Why February is Actually a Great Time to Buy

People think spring is the "best" time to buy a home. But honestly? February is underrated.

Inventory is starting to pick up, but you don't have the feeding frenzy that happens in March and April. Builders are trying to hit their Q1 sales goals. And if you close in the next 30 days, you're in your new home before the spring craziness hits.

Plus, moving in February or March means you're settled before summer. Trust me, you don't want to be moving in Florida in July.
