The Power of the Interest Rate Buydown
One of the biggest hurdles for buyers today is the monthly payment. Builders know this. That is why they are offering permanent and temporary interest rate buydowns. We are seeing rates as low as 3.99% or even 2.875% for the first year on select inventory.
Compare that to the standard market rates, and you are looking at saving hundreds, if not thousands, of dollars every single month. That is more money in your pocket for furniture, landscaping, or that Disney annual pass you’ve been eyeing.

Trinity Family Builders is currently making waves in the Orlando area. They are offering some of the most flexible incentives we’ve seen. Last week, Mike over at Trinity sent me a list of homes that include fee-free refinancing within the first three years if rates drop further.
They also have "Flex Funds" which give you up to 2% off the home purchase price. You can use this for upgrades or to slash your closing costs.

Pulte is currently aggressive with their quick move-in pricing. In some communities, we are seeing price reductions of up to $75,000. These are homes that are ready for you to turn the key and move in within 30 days. When you combine those price drops with their closing cost assistance, the math starts to look very, very good.
3. Richmond American Homes: Closing Costs Covered
If you are worried about having enough cash to close, Richmond American is a builder you need to look at. They are frequently covering a massive portion of closing costs for buyers who use their preferred lenders. This keeps your cash in your savings account while still getting you into a luxury home.
