This week’s quick move-in roundup is all about new construction homes Orlando buyers can act on now. Builders are offering strong incentives, price reductions, and financing specials as they work to move inventory before the end of the third quarter.

If you’re searching for homes for sale in Orlando, FL, this is a good week to compare new construction with resale homes. You may find lower maintenance, modern finishes, and builder incentives that help with your upfront costs.

Let’s get into the best opportunities I found.

THIS WEEK’S STANDOUT

Pulte EverBe , Orlando

Location: Orlando, with easy access to State Roads 417 & 528
Builder: Pulte Homes

EverBe is my standout this week.

Pulte is advertising up to $50,000 in Flex Cash on select homesites purchased by September 7, 2026 , today.

That deadline is important. If you like this community, I would not wait until next week to ask about availability. Incentives can change quickly. They may also depend on the homesite, purchase agreement, financing, and closing timeline.

Two EverBe plan options to watch:

  • Dahlia: 3 bedrooms, 2.5 bathrooms, 1,683 square feet, from $410,990
  • Trailwood exterior unit: 4 bedrooms, 3 bathrooms, 1,858 square feet, from $464,990

EverBe is a strong option if you want newer Orlando living without being far from major roads. The community is also planned with trails, internet features, and a waterfront Town Center.

Pulte is also offering a $2,000 Hometown Heroes incentive for qualified teachers, nurses, EMS professionals, police officers, firefighters, and military members.

My tip: Ask Pulte to confirm the Flex Cash amount for the exact home you want. Then compare the value against a rate buydown, closing-cost credit, or design upgrade package.

FIND VALUE IN DELAND

Pulte Canopy Preserve

Location: DeLand, about one mile from I-4
Builder: Pulte Homes

If you want more space for your money, Canopy Preserve deserves a look.

The Landmark quick move-in plan is listed at:

  • 3 bedrooms
  • 2.5 bathrooms
  • 1,528 square feet
  • $301,490
  • Anticipated completion in September 2026

This townhome includes several features buyers love:

  • Refrigerator
  • Washer & dryer
  • Window blinds
  • Quartz countertops
  • Tile backsplash
  • Wood-look luxury vinyl plank flooring
  • Walking distance to community amenities

The community also offers a resort-style pool and cabana. It is convenient to I-4 and close to DeLand’s historic downtown district.

Pulte is advertising limited-time special financing on select homes purchased by September 15.

Canopy Preserve could be a smart fit for a first-time buyer, downsizer, or anyone who wants a newer home without stretching into the higher price ranges found in parts of Orlando.

SHOP KISSIMMEE HOMES

Taylor Morrison Westview

Location: Kissimmee
Builder: Taylor Morrison

Westview is one of the communities I’m watching closely for buyers searching for Kissimmee new construction homes.

Taylor Morrison’s current plan pricing includes:

  • Kingfisher: 5 bedrooms, 3 bathrooms, 2,287 square feet, from $371,999
  • Hummingbird: 4 bedrooms, 3 bathrooms, 2,075 square feet, from $362,999

The Kingfisher is a spacious two-story home with a first-floor guest bedroom and full bathroom. It also includes a flex room, open kitchen, great room, upstairs laundry, and a two-car garage.

The Hummingbird offers one-story living with four bedrooms, three bathrooms, and 2,075 square feet.

One specific home caught my eye:

  • Save $12,000

  • Expected ready date: October–November 2026

Westview also has planned amenities, including a community hub, fitness center, indoor basketball court, resort-style pools, pickleball, sports fields, and a dog park.

Taylor Morrison is currently advertising savings on select Orlando-area homes, including builder incentives and additional closing-cost help when using its affiliated lender. Be sure to ask for the exact offer tied to the specific home you choose.

WHAT’S THE MARKET SAYING?

Builders are working hard to move quick move-in inventory before the end of Q3.

Across Orange, Seminole, Lake, & Volusia counties, there are roughly 1,500+ active new construction listings. About 40% have already taken a price cut.

I’m also seeing builder incentives in the following ranges:

  • Rate buydowns around 4.875% to 5.99%
  • Some temporary 2/1 buydowns starting around 3.99%
  • Closing-cost credits from approximately $10,000 to $50,000
  • Incentives often tied to the builder’s preferred lender

D.R. Horton is also promoting its Main Street Stars program, with up to $1,000 in closing-cost assistance for contracts by September 30 and closings by October 31.

This does not mean every buyer will qualify for every offer. Credit score, loan type, income, down payment, purchase price, and closing date can all matter.

That’s why I recommend comparing the total cost of each option. A lower interest rate may be helpful. So may a larger closing-cost credit. The best choice depends on your full loan estimate.
