Hey, Orlando homebuyers! I’m Nicole. This week, the big story is rates: several builders are advertising sub-5% financing, and even sub-3% first-year rates, on select homes. Builder offers can make a real difference, but the advertised rate may depend on the home, loan type, lender, and contract date.
There may be another monthly cost worth checking, too: some buyers find insurance premiums on newer homes lower than on older properties. It isn’t guaranteed, so get an insurance quote for the specific home before you compare your total monthly costs.
Below is this week’s look at new construction quick move-ins only. Prices, promotions, and availability can change quickly. Confirm the current details for any home you’re considering.

HOW TO COMPARE THESE OFFERS
A low starting rate can look exciting. Make sure you understand the whole loan. Is the rate fixed or adjustable? Does it change after one or two years? What will your payment be after a temporary buydown ends? Ask for the APR and a loan estimate, and confirm whether the offer requires a particular lender or closing date.
Compare the final home price, closing costs, HOA and CDD fees, and insurance estimates, too. New construction may offer lower insurance costs, but premiums depend on the property and coverage. Get a quote for the specific home.
Whether you’re comparing homes for sale in Orlando FL, Lake Nona new construction homes, Kissimmee new construction homes, or Dr. Phillips homes for sale, I can help you look at the details, not just the headline incentive.
