Hey, Orlando homebuyers! I’m Nicole.

Eva sent over this week’s builder-email highlights, and the message is clear: new-construction buyers have options right now.

Builders are cutting prices on select finished homes. Rate specials are creating lower starting payments. And much of this week’s inventory can still close by December 31, 2026.

If you want to buy a home in Orlando before the holidays, now is the time to start comparing.

MOVE IN BEFORE THE HOLIDAYS

This is one of the best windows of the year to shop quick move-in inventory.

Several builders are focused on homes that can close before year-end. That may help you settle into a new home before the holidays instead of waiting through a longer construction timeline.

Here are a few highlights from this week’s updates:

  • D.R. Horton: FHA and VA financing advertised at 5.5% for the life of the loan on qualifying homes, with closing by December 31, 2026. Select buyers may also receive up to $15,000 toward closing costs.
  • Park Square Homes: Contracts written by October 30, 2026, with closings by December 23, 2026, may qualify for select fall offers.
  • David Weekley Homes: Lakeside at Satilla homes may close by December 31, 2026, depending on the home and contract timeline.

The important part? Start early.

You need time for loan approval, inspections, insurance, appraisal, title work, and the final builder walkthrough. A home that can close by December 31 still needs a realistic schedule.

If a holiday move is your goal, I’ll help you confirm:

  • The home’s current status
  • The builder’s closing deadline
  • Financing requirements
  • Insurance availability
  • The exact incentive paperwork

NEW CONSTRUCTION IS DISCOUNTING

I’m seeing some of the biggest price adjustments on finished inventory.

Builders have more leverage when a home is already built or close to completion. They have land, materials, labor, and capital tied up in that property. Moving the home can become a priority.

That gives buyers real negotiating leverage.

A few examples from this week:

  • Toll Brothers: Select quick move-in homes have been reduced by up to $149,000.
  • At Alora in Lake Nona, the Joyce Contemporary moved from $738,000 to $589,000.
  • The Atwood Contemporary at Alora moved from $609,000 to $535,000.
  • Taylor Morrison: Select homes are showing savings of up to $186,611.
  • Pulte’s Bridgewalk Oakhurst: A home previously listed at $867,030 is now shown at $747,990, plus $25,000 toward closing costs.

These examples do not mean every home will receive the same adjustment. They do show what is possible when you compare inventory carefully.

I recommend looking at the total package, not just the list price.

A lower price may be more valuable than a temporary rate. A closing-cost credit may help more than an upgrade package. Sometimes the best deal is a combination of a price reduction and financing help.

This is where having an Orlando real estate agent on your side can make a difference. I can help you compare builder incentives with resale homes, review the numbers, and ask questions before you sign.

BUILDER RATE BUY-DOWNS EXPLAINED

Builder financing can look confusing at first.

A 2-1 buydown is a temporary payment reduction. In simple terms, the interest rate is usually:

  • About 2 percentage points lower during year one
  • About 1 percentage point lower during year two
  • At the full note rate beginning in year three

The payment steps up over time. The buyer must qualify for the loan based on the lender’s rules, not just the lower first-year payment.

Here are several current examples from the builder updates:

  • Park Square Homes: 2.99% in year one, 3.99% in year two, and 4.99% thereafter through a 2/1 buydown. The advertised APR is 5.773%.
  • Mattamy Homes: 4.99% FHA or VA financing, with up to 2% of the purchase price toward closing costs on select homes.
  • Meritage Homes: 3.99% through a 5/1 ARM on select Orlando-area homes. The advertised APR is 5.621%.
  • Toll Brothers: 4.99% FHA 30-year fixed financing with as little as 3.5% down on qualifying homes.

The lowest advertised number is not always the best long-term deal.

Before choosing a financing offer, compare:

  1. The full loan estimate
  2. The APR
  3. The total cash needed to close
  4. The payment after the buydown ends
  5. Whether the rate is fixed or adjustable
  6. Which lender, title company, or builder conditions apply

A temporary payment can be helpful. It can give you breathing room during the first two years. But you still need to be comfortable with the future payment.

FIRST-TIME BUYER INVENTORY UNDER $350K

There are still entry-level opportunities across Central Florida, especially for buyers who are open to townhomes, smaller floor plans, or communities outside the Orlando city core.

Here are several homes highlighted in this week’s list:

  • D.R. Horton Crosswinds: Pearson townhome in Haines City at $253,900
  • Maronda Homes: Victoria at Hammock Reserve in Haines City at $289,990
  • Maronda Homes: Sycamore at Woodland Ranch at $359,990
  • M/I Homes: Reeves Place, approximately 1,478 square feet, from $349,990
  • Mattamy Homes: Catalina at Gardenia Reserve in Apopka at $330,990
  • Taylor Morrison: Hemlock at Southloch in Mount Dora at $277,609

Some of these homes may have different fees, lot premiums, HOA costs, taxes, insurance requirements, or incentive conditions.

That is why I always recommend looking beyond the headline price. We should compare the full monthly payment and total cost of ownership.
