Hey there, Orlando homebuyers!

I’m Nicole, and this week’s roundup is all about lower builder rates, ready-now inventory, and how to compare incentives without getting distracted by the biggest headline number.

If you’re searching for homes for sale in Orlando, FL, this is an interesting moment. Market mortgage rates are still near 7%.

At the same time, builders are advertising rates in the 4% and 5% range on select homes.

That spread can make a big difference in your monthly payment.

But there is always fine print.

Let’s take a closer look.

ARE BUILDER RATES BETTER?

Yes, they can be.

But a promotional rate is not always the same as the rate you would receive on every home or every loan program.

Here are some of the current offers showing up on select quick move-ins this week:

  • D.R. Horton: FHA/VA financing at 4.99% for the life of the loan with DHI Mortgage, with conventional rates as low as 5.5%. The offer requires closing by December 31, 2026.
  • Toll Brothers: 4.99% FHA 30-year fixed, with a 5.76% APR, on select quick move-ins closing by October 30, 2026.
  • Pulte at The Cove at Nona Sound: 4.750% FHA 30-year fixed, with a 5.753% APR, through September 30.
  • Pulte at Canopy Preserve, Emerald Pointe, Hartford Terrace, and Silverleaf Oaks: 4.875% FHA 30-year fixed, with a 5.708% APR example.
  • Risewell Homes: 4.99% fixed, plus up to $15,000 in closing costs and a $15,000 design credit at Oakview in Apopka.
  • Mattamy: 4.99% fixed, with APRs ranging from 5.309% to 5.727%, on select quick move-ins.
  • Meritage: Rates as low as 3.99%, with a 5.621% APR, through a 5/1 adjustable-rate mortgage on contracts written September 1 through September 30, with closing by November 30, 2026.

That is a notable difference from a market rate near 7%.

Still, please do not compare rates alone.

Before you choose, compare:

  • The full loan estimate
  • The APR
  • The total lender fees
  • How long the rate lasts
  • Whether the loan is fixed or adjustable
  • The required contract and closing deadline
  • What happens after a temporary buydown ends
  • Whether you must use the builder’s affiliated lender

As an Orlando realtor, I help my buyers look at the full monthly payment and total cost. A lower rate may be helpful. But the best deal is the one that fits your long-term budget.

WHICH HOMES ARE READY?

Quick move-ins can be a great alternative to waiting months for a home to be built.

You can see the actual finishes. You know the floor plan. You can often close faster. And builders may offer stronger incentives because they want to move completed inventory.

Here are some quick move-in opportunities on my radar this week:

New construction home in Waterstone, Groveland, Florida, surrounded by bright landscaping

Crosswinds Townhomes "Pearson": Haines City

  • 3 bedrooms
  • 2.5 bathrooms
  • 1,464 square feet
  • $253,900

This D.R. Horton townhome is a practical option for buyers who want new construction without stretching into the higher price ranges. Crosswinds and Crosswinds Townhomes are worth adding to your search if you want a lower-maintenance home in the Haines City area.

Meritage "Yellowstone" at Reserve at Hammock Oaks: Lady Lake

  • 4 bedrooms
  • 2.5 bathrooms
  • 2,168 square feet
  • $299,900

The Yellowstone gives you four bedrooms and more than 2,000 square feet. It could work well for a growing household, a buyer who needs a home office, or someone relocating to Central Florida.

Taylor Morrison "Cypress" at Waterstone: Groveland

  • 4 bedrooms
  • 2 bathrooms
  • 1,848 square feet
  • $386,239

This home is reduced from $423,239, which is a $37,000 savings. Taylor Morrison has several communities in the area, including Waterstone. The Cypress is a nice example of the space buyers can find in Groveland without moving into luxury pricing.

Risewell "Magnolia" at Oakview: Apopka

  • 4 bedrooms
  • 3.5 bathrooms
  • 2,557 square feet
  • $525,990

The Magnolia offers extra room, including three-and-a-half bathrooms. Apopka buyers should also explore Oakview, The Oaks at Kelly Park, and Bronson Peak. If Oakview catches your eye, you can contact Courtney Bradley at (321) 795-8150 for current community details.

Toll Brothers "Ashley Modern Farmhouse" at Woodside Preserve: Orlando

  • 4 bedrooms
  • 3 bathrooms
  • 3,136 square feet
  • $998,000

Ashley Modern Farmhouse quick move-in home by Toll Brothers in Orlando

This is the luxury option in this week’s list. The Ashley Modern Farmhouse offers generous space and a polished design. It may appeal to buyers who want a larger home in the Orlando area and prefer finished inventory over waiting for a fully customized build.

Here are more ready-now homes worth a look:

  • Toll Brothers "Rinker Elite Craftsman" at Westhaven at Ovation – Townes, Winter Garden — 3 bedrooms, 2.5 bathrooms, 2,036 square feet, $499,000
  • Toll Brothers "Crowley Craftsman" at Bronson Peak – Hamlin, Apopka — 3 bedrooms, 2.5 bathrooms, 1,857 square feet, $385,000
  • Taylor Morrison "Baldwin" at The Waters at Center Lake Ranch, St. Cloud — 4 bedrooms, 3.5 bathrooms, 2,445 square feet, $499,000
  • Taylor Morrison "Dove" at Westview, Kissimmee — 3 bedrooms, 2.5 bathrooms, 1,850 square feet, $335,000
  • Taylor Morrison "Santa Rosa" at Westview, Kissimmee — 4 bedrooms, 3.5 bathrooms, 2,138 square feet, $405,000
  • Taylor Morrison "Anastasia" at The Waters at Center Lake Ranch, St. Cloud — 4 bedrooms, 3.5 bathrooms, 2,582 square feet, $600,000 with $53,334 in savings
  • Meritage "Everglade" at Hamilton Bluff Classic, Lake Hamilton — 3 bedrooms, 2 bathrooms, 1,483 square feet, $275,000
  • Meritage "Bluebell" at Hamilton Bluff Signature, Haines City — 3 bedrooms, 2 bathrooms, 1,491 square feet, $280,000
  • Maronda "Poinsettia" in Poinciana — 3 bedrooms, 2 bathrooms, 1,273 square feet, $279,990
  • Maronda "Lavender" at Lake Deer Estates, Haines City — 4 bedrooms, 2.5 bathrooms, 1,770 square feet, $283,990

Prices and availability can change quickly.

SHOULD YOU BUILD OR BUY NOW?

This is the trade-off I’m discussing with many buyers right now.

A to-be-built home may offer more choices. You may be able to select flooring, cabinets, countertops, structural options, and other finishes.

But you may wait several months.

You could also face construction delays, changing costs, and fewer incentives.

A finished quick move-in usually gives you:

  • A faster path to closing
  • A chance to see the actual home
  • Builder-paid upgrades already included
  • Stronger rate and closing-cost incentives
  • Less uncertainty about the final product

That does not mean every quick move-in is the best choice. You still need to inspect the home, review the contract, understand the warranty, and compare the community fees.

But if you want to buy a home in Orlando soon, ready-now inventory deserves a serious look.

FUN WEEKEND SPOTLIGHT

Pulte is hosting the The Grow Grand Opening on Saturday, September 26 from 11 AM to 4 PM in East Orlando.

This one stands out because The Grow is being promoted as Central Florida's first agrihood. Expect five models, a 9-acre working farm, a farm stand, community gardens, trails, and no CDD fees.

WHAT DO INCENTIVES MEAN?

Builders usually use three main types of incentives.

FLEX CASH

Pulte and Del Webb are advertising up to $50,000 in flex cash on select homes and contracts.

Pulte communities in that mix include Bridgewalk, Harbor Square, EverBe, Lakehaven Estates, and The Estates at Nona Sound on contracts written September 16 through September 30 and closing by December 31, 2026. Del Webb is promoting similar offers at Lakehaven, Twin Lakes, Sunbridge, and Viera.

That money may be used toward:

  • Design selections
  • Closing costs
  • Prepaids
  • A rate buydown

Flex cash gives you options. But ask how much you qualify for and whether you must use the builder’s lender.

CLOSING-COST COVERAGE

Pulte is advertising at The Grow in East Orlando with up to 6% toward closing costs plus 4.99% to 5.75% fixed 30-year financing on qualifying purchases.

Mattamy is advertising up to 2% of the purchase price toward closing costs on select homes. On a $472,000 purchase, that can be about $9,440.

Risewell is also advertising up to $15,000 at Oakview in Apopka.

David Weekley is also offering closing-cost assistance at communities such as Lakeside at Satilla in St. Cloud.

This type of incentive can be especially useful if you have enough for your down payment but want to preserve cash for moving costs, repairs, furniture, and reserves.

PRICE REDUCTIONS

Taylor Morrison is promoting its Semi-Annual Sale with savings of up to $100,000 on select Orlando-area homes. Hummingbird quick move-ins are also showing reductions of up to $12,000. One Lochside home is still showing up to $186,611 off list price.

A price reduction can lower the amount you borrow. It may also help your monthly payment without relying on a temporary rate offer.

But remember: the largest advertised number is not automatically the best deal for you.

A $50,000 price reduction, a $50,000 rate buydown, and $50,000 in design credits can have very different financial results.

Your lender should compare the options side by side.

WHICH COMMUNITIES SHOULD YOU WATCH?

Besides the homes above, I would keep these communities on your radar:

  • Crosswinds and Crosswinds Townhomes in Haines City
  • Westview in Kissimmee
  • The Waters at Center Lake Ranch in St. Cloud
  • Lakeside at Satilla in St. Cloud
  • The Cove at Nona Sound in Orlando
  • Lakes of Mount Dora
  • Magnolia Pointe in Umatilla
  • Oakview, The Oaks at Kelly Park, and Bronson Peak in Apopka
  • Waterstone in Groveland

I’d also keep an eye on builders and neighborhoods like Century Complete at Sun 'N Lake from the mid $200s, Citrus Springs from the low $200s, M/I Homes Orlando, and KB Home The Shores in St. Cloud from the mid $300s.

These communities can be useful starting points if you are comparing Kissimmee new construction homes, Lake Nona new construction homes, or homes farther west and north of Orlando.
