The Orlando new construction market has several active builders offering strong incentives on quick move-in homes.

Lennar

Lennar is offering incentives of up to approximately $25,000 toward closing costs, along with rate buydown opportunities on select homes. Lennar is active in several Orlando-area communities, making it a good option for buyers who want a large selection of inventory.

Pulte & Del Webb

Pulte and Del Webb are advertising incentives of up to approximately $25,000 on select homes. Del Webb can be a strong fit for active-adult buyers who want amenity-rich communities and a low-maintenance lifestyle.

Toll Brothers

Toll Brothers may offer up to approximately $30,000 in incentives, plus premium design allowances on select homes. Ask about both the financing package and included upgrades. A lower rate is helpful, but a large design allowance can also reduce the money you need to spend after closing.

Mattamy Homes

Mattamy remains active in popular areas such as Lake Nona and Horizons West. These communities are worth exploring if you want access to newer schools, parks, community amenities, and modern floor plans.

D.R. Horton

D.R. Horton typically has one of the largest quick move-in inventories in the Orlando area. Select homes may offer up to approximately $20,000 in incentives, depending on the community, price, and closing timeline.

Tri Pointe at EvenTide

Tri Pointe’s EvenTide community is another one to watch. Select buyers may find up to approximately $25,000 toward closing costs or a rate buydown.

HOW TO COMPARE THE DEAL

A builder incentive is only valuable if it helps your overall monthly payment and cash-to-close.

Before choosing a home, ask:

  1. What is the final purchase price?
  2. How much of the incentive can be used for closing costs?
  3. Is the rate fixed for the full loan term?
  4. Does the offer require the builder’s lender?
  5. What are the lender fees and APR?
  6. What is the estimated homeowners insurance cost?
  7. What is the HOA or CDD payment?
  8. What is the required closing date?
