WHY NEW CONSTRUCTION?

The Orlando market in 2026 is all about the "New Construction Advantage." Why are so many of my clients choosing new builds over resale right now? It comes down to three big things: Money, Maintenance, & Peace of Mind.

Builders are currently offering incentives that you just can’t get from a private seller. We’re seeing permanent rate buydowns into the 5% range, which can save you hundreds of dollars every single month on your mortgage. Plus, many builders are covering nearly all of your closing costs if you use their preferred lenders!

And let’s talk about insurance. New homes built to the latest Florida codes often qualify for much lower insurance rates than older homes. When you add up the savings on repairs, energy bills, & insurance, new construction is often the smartest financial move.

HOW TO CHOOSE THE BEST HOME

Not all new builds are created equal. To find the best one for your family, keep these tips in mind:

  • Location vs. Layout: You can change a floor plan (if you buy early enough), but you can't change the location. Look for communities near major roads like the 417 or 429 for easier commutes.
  • The "Total" Price: Remember that the base price isn't the final price. Factor in lot premiums & design center upgrades early on so you don't blow your budget.
  • Incentive Check: Ask if the builder's incentive can be used toward a rate buydown and closing costs. Sometimes they’ll let you split it!
  • Future Growth: Look for areas with new schools or shopping centers planned. Buying early in an emerging community is a great way to build equity fast.
