Every Friday, my amazing assistant Eva sends over the latest list of inventory homes, these are the "Quick Move-In" deals that builders are motivated to sell. This morning, I’m breaking down the top 5 things you need to know about this week’s inventory. Whether you’re looking for a lower interest rate or help with closing costs, these deals are designed to get you into a brand-new home without the wait!

1. The 3.99% Interest Rate is Real!

One of the biggest hurdles for buyers right now is the interest rate. But did you know that many new construction builders are offering massive rate buydowns?

Sarah, a sales agent over at David Weekley Homes, sent me a deal last week for their homes in the Oakfield community, and I had to share it with you. They are currently offering select move-in ready homes with starting mortgage rates as low as 3.99% for qualified buyers. That is a game-changer for your monthly payment!

When you buy a quick move-in home, you aren't just getting a house; you’re getting a financial head start. Builders like David Weekley want these homes closed by the end of the month, which is why they are willing to buy down your rate so aggressively.

2. Builders Are Covering Your Closing Costs

If you are worried about coming up with a huge chunk of cash for your down payment plus closing costs, listen up. This week’s list from Eva shows that builders like Park Square Homes are stepping up in a big way.

Mark at Park Square reached out about their paired villas in Tavares. They are currently offering to cover a huge portion of closing costs, sometimes up to $15,000 or more! This means you can keep more money in your pocket for furniture, landscaping, or that backyard BBQ you’ve been dreaming of.

3. Price Reductions on "Ready Now" Inventory

Sometimes, a builder has a home that was a "fallen sale" (meaning a previous buyer’s financing fell through) or a spec home that just finished construction. When this happens, they often slash the price to get it sold fast.

Jenna over at M/I Homes mentioned a few properties in the Orlando Metro area that just saw price reductions. We are talking about brand-new, never-lived-in homes that are now priced lower than they were two months ago! These deals don't last more than a few days, so you have to be ready to move.

4. Low Home Insurance Rates & Better Incentives

One of the hidden benefits of buying new construction in Orlando is the insurance. Since these homes are built to the latest Florida building codes, your insurance premiums are often significantly lower than they would be on a home built 20 or 30 years ago.

Plus, builders are stacking incentives right now. Carlos from Hartizen Homes told me they are offering "Summer Move-In" specials that include not just closing cost help, but also credits toward design upgrades.

Mike at Lennar highlighted a few homes at Storey Creek that are literally ready for keys. Imagine signing your paperwork today and moving in before the summer heat really kicks in!
