Happy Monday, Orlando! It’s Monday, April 27, 2026, and you know exactly what that means. It is time for our weekly ORLANDO QUICK MOVE-IN ROUNDUP.

If you’ve been sitting on the sidelines waiting for the right moment to jump into a new home, this might be the sign you’ve been looking for. My executive assistant, Eva, just dropped the latest inventory list on my desk Friday afternoon, and I’ve been combing through the deals all weekend.

The big news this week? Builders are getting serious. We aren't just talking about "nice-to-have" upgrades; we are seeing massive builder incentives that can save you tens of thousands of dollars. I’m seeing interest rate buy-downs that bring monthly payments way down, huge credits toward closing costs, and even some builders covering your first year of homeowners insurance.

Buying a quick move-in home (or a "spec home") is one of the smartest moves you can make in today’s market. You get all the perks of a brand-new build, the modern floor plans, the energy efficiency, and that "new house smell", without the eight-month wait. Most of these homes are ready right now or will be within the next 30 to 60 days.

1. EverBe | Orlando (32829)

EverBe is easily one of the most talked-about master-planned communities in Orlando right now. Located near the 417 and 528, it’s a commuter’s dream. Currently, they have move-in ready options starting from $384,990. These are stunning 2 to 5-bedroom homes with all the modern tech you’d expect.

I was chatting with Marcus at the sales office last week, and he mentioned they are offering some incredible flex cash that you can use to buy down your interest rate. This makes a huge difference in your monthly mortgage payment!

2. Skylar Crest | Sanford

If you want the most bang for your buck, you have to look at Skylar Crest. Located in Sanford, these homes start around $329,990 for a 3-bedroom, 2-bathroom layout with nearly 1,800 square feet. This is perfect for first-time buyers or anyone looking to downsize into something low-maintenance.

The builder here is currently being very aggressive with closing cost assistance. If you use their preferred lender, you might be able to walk into a brand-new home with very little out-of-pocket.

3. Vdara | Orlando (32803)

Looking for something a bit more upscale and closer to the action? Vdara is located near the beautiful Lake Conway area. These homes are modern, sleek, and high-end. We are looking at 4-bedroom, 3-bathroom configurations starting around $524,990.

Jennifer sent me this deal on Friday, and she emphasized that they have a few units that need to close by the end of next month. That usually means there is extra room for negotiation on those builder incentives.

4. Baldwin Crossing | Orlando (32803)

This is a gem for anyone who loves the Baldwin Park vibe but wants something brand new. Baldwin Crossing offers 2-bedroom units starting at $516,515. The location is unbeatable, you’re right in the heart of Orlando with easy access to shopping, dining, and parks.

5. The Cove at Nona Sound | Orlando (32832)

Located right on the edge of Lake Nona’s Medical City, The Cove at Nona Sound is a fantastic spot. They have move-in ready homes starting at $399,990. These homes feature 3 bedrooms and range up to 1,770 square feet.

The incentives here are specifically focused on interest rate buy-downs. Getting a rate in the 5% range is still possible with these builder-backed programs!

6. The Brix at The Packing District | Orlando (32804)

If you want to be in the "coolest" new part of town, The Brix is it. Situated in The Packing District near College Park, these townhomes are absolutely stunning. Prices start at $579,000 for a 3-bedroom, 3-bathroom layout.

David at the model home reached out to let me know they are offering a "Ready to Move" package that includes a full appliance suite (yes, including the fridge and washer/dryer) and a massive credit toward your closing costs.

Last but certainly not least is Harrell Oaks. Located in East Orlando, this community is perfect for families or those working near UCF or the Research Park. You can get a spacious 4 to 5-bedroom home starting at $499,990.

The floor plans here are wide open and perfect for entertaining. Plus, the builder is currently offering a "peace of mind" incentive that helps cover your initial homeowners insurance costs.


WHY BUILDER INCENTIVES MATTER

In the current market, "price" isn't the only number that matters. The "cost of money" is what really impacts your daily life. That’s why these builder incentives are so powerful.

When a builder offers an interest rate buy-down, they are essentially paying a lump sum to the lender to lower your interest rate for the first few years (or even the life of the loan). This can save you hundreds of dollars every single month.

Similarly, closing cost credits are a game changer. Closing costs in Florida can often run 3% to 4% of the purchase price. Having the builder cover that means you keep more cash in your pocket for furniture, landscaping, or just a rainy-day fund.
