Because of that, they are willing to give you deals you simply cannot get if you were starting a build from scratch. Whether it’s $15,000 toward your closing costs or a 5.5% interest rate in a 7% market, the savings are real.

I was chatting with the team over at Hartizen Homes recently, & they sent me an incredible deal for this week. They are currently offering $15,000 toward closing costs on select move-in ready homes! This is a game-changer if you’re trying to keep more cash in your pocket at the closing table.

Ashton Woods – Price Reductions in Catamaran Cove
Ashton Woods has some beautiful inventory ready in Catamaran Cove & Sunbrooke. I noticed several "Price Reduced" tags on their March 2026 move-in windows. If you want a modern, designer feel without the designer wait time, this is it. These homes are perfect for anyone looking to move before the summer heat really kicks in.

If you’re looking for something a bit more upscale, Toll Brothers has some stunning townhomes & single-family options at The Brix at The Packing District & The Oaks at Kelly Park. These are for the buyers who want those high-end finishes & a prime location.
THE POWER OF INCENTIVES
Right now, the "sticker price" of a home is only half the story. The real magic happens in the incentives. Here is what we are seeing builders offer this week:
- Interest Rate Buy-Downs: Many builders are using their own mortgage companies to offer "forward commitments." This means they can offer you an interest rate significantly lower than the daily market rate. This can save you hundreds of dollars every single month.
- Closing Cost Credits: Like the $15k from Hartizen, these credits cover your taxes, insurance, & lender fees. It’s the closest thing to a "zero down" feel you can get in a traditional sale.
- Homeowners Insurance Perks: With insurance being a hot topic in Florida, some builders are even offering credits specifically to offset your first year of homeowners insurance.

HOW TO WIN IN THIS MARKET
