Builders are offering some of the deepest incentives I've seen in months: up to $114,000 off list price, rate buydowns as low as 4.99%, and homes you can move into now instead of waiting six months for a build.

Whether you're a first-time buyer stretching your budget or a move-up family who needs more space yesterday, these deals deserve a closer look. Here's what's available right now.

Why Move-In Ready Homes Matter in 2026

Let's be honest: building timelines are still unpredictable. Material delays, weather, labor shortages: they all add up. A "six-month build" can easily turn into eight or nine months.

Move-in ready homes eliminate that uncertainty. You tour it, you love it, you close in 30–45 days. Done.

And right now, builders are motivated to move inventory before Q2. That means bigger price cuts, better financing incentives, and closing cost help that wasn't on the table last quarter.

If you've been waiting for the "right time," this is it.

Taylor Morrison: The Big Savings Properties

Taylor Morrison is leading the pack this week with price reductions up to $114,370. These aren't tiny condos: they're spacious single-family homes and townhomes in popular St Cloud and Groveland communities.

Esplanade at Center Lake Ranch (St Cloud)

Ambra Plan – $595,000 (saved $114,370!)
3 bed | 3 bath | 2,372 sq ft

This one's a showstopper. The Esplanade community is known for resort-style amenities: pool, clubhouse, fitness center, walking trails. The Ambra plan gives you three full bedrooms, a flex space perfect for a home office, and an open-concept kitchen that flows into the great room.

At nearly $115k off, this home is priced like a resale but with zero deferred maintenance and a builder warranty.

The Waters at Center Lake Ranch (St Cloud)

Anastasia Plan – $575,000 (saved $78,334)
4 bed | 3.5 bath | 2,582 sq ft

Need four bedrooms? The Anastasia delivers. Two-story layout, upstairs loft, oversized owner's suite with dual sinks and a walk-in closet you'll actually use. St Cloud location means you're close to Lake Nona, the airport, and still get that suburban-neighborhood feel.

Waterstone Townhomes (Groveland)

Marigold Plan – $274,584 (saved $51,000)
3 bed | 2.5 bath | 1,558 sq ft

This is your best entry point if you want Taylor Morrison quality without the $500k+ price tag. Groveland is growing fast: new shopping, easy access to the Turnpike, and close to Winter Garden. The Marigold plan is efficient, modern, and move-in ready.

Maronda Homes: Affordable & Ready Now

Maronda has always been the go-to for buyers who want new construction on a realistic budget. This week, they've got options under $500k across multiple Central Florida cities.

Lake Deer Estates (Haines City)

Victoria Plan – $269,990
3 bed | 2 bath | 1,492 sq ft

Under $270k for a brand-new single-family home? Yes. Haines City is about 30 minutes from downtown Orlando and 20 minutes to Lakeland. If you work hybrid or remote, this is a solid choice. The Victoria plan is simple, functional, and perfect for first-time buyers or investors looking for a turnkey rental.

Poinciana

Violet Plan – $299,990
3 bed | 2 bath | 1,443 sq ft

Poinciana sits between Kissimmee and Haines City: affordable, growing, and close to the theme parks if you work in hospitality or tourism. At just under $300k, this home won't last long.

Villa Pass (Groveland)

Carlisle Plan – $499,990
4 bed | 2.5 bath | 2,802 sq ft

If you need space: like real space: the Carlisle plan delivers 2,800+ square feet for under $500k. Four bedrooms, open layout, and enough room for everyone to spread out. Groveland schools are solid, and you're still within reach of downtown Orlando and Winter Garden.

Meritage Homes: The Incentive Kings

Meritage is coming in hot this week with a no-payment-until-July offer plus 4.99% interest rates on select homes. If cash flow matters to you (and it should), this is huge.

The Reserve at Hammock Oaks (Lady Lake)

Calistoga Plan – $235,874 (saved $40k)
3 bed | 2.5 bath | 1,485 sq ft

Denali Plan – $252,564 (saved $55k)
3 bed | 2 bath | 1,269 sq ft

Lady Lake is north of Orlando: closer to Leesburg and The Villages. If you're looking for a quieter, more affordable market with new-build quality, this is it. Both of these homes are priced in the mid-$200s after builder savings, and the 4.99% rate offer makes your monthly payment feel like 2020 again.

No payments until July means you close now, move in, and don't start your mortgage until summer. That's breathing room for moving costs, furniture, or just life.

DR Horton: The Under-$300k Zone

DR Horton is running their "Sweet Deals" promo across Lake Wales, Winter Haven, and Haines City. If your max budget is $300k, this is where you need to focus.

I don't have every single listing detail this week, but DR Horton consistently offers three-bedroom, two-bath homes in the $260k–$290k range in these markets. They move fast, so if you're serious, reach out now and I'll get you the current list.

What You Should Know Before You Tour

Here's the part no one talks about: these incentives aren't automatic. You have to ask for them, negotiate closing costs, and make sure the builder's lender isn't padding your rate to cover the discount.

Here's how to protect yourself:

  • Compare the builder's lender rate to outside options. Sometimes their "4.99% offer" comes with higher fees or requires you to use their title company.
  • Get a pre-approval before you tour. Builders take you more seriously when you show up ready.
  • Ask what's included in the price. Upgrades? Landscaping? Window treatments? It varies.
  • Check HOA fees and CDD bonds. Some of these communities have monthly fees that add $200–$400 to your housing cost.
