Property Management Information

Hi there! Thank you so much for thinking of me for your property management needs.  

 

Here’s what I offer:

 

Once you are ready to list, I take photos of the property, record videos of the property, create the listing in the MLS, create a website for the property with a link to apply, screen applicants, complete background checks which include employment, credit, and rental history, obtain all of the information needed by the attorneys to draft the lease, complete electronic signatures for both you and the tenant, I make copies of keys, meet the tenant on move-in day, complete initial walk through inspection with tenant, and have them sign their move-in checklist. 

 

After move-in, if you have decided to have me handle maintenance all requests would come to me. 

Depending on how you would like them handled, I can procure contractors to complete the work, I handle payments upfront and they are deducted from the rental income the following month (up to a certain amount).  

You’ll receive a monthly disbursement form and at the end of the year I provide you with a full ledger.

 

 

Pricing: 

·         My rate for procuring a tenant is a one time fee of 50% of the monthly rent which is payable after the first month rent and security deposit is received.  

·         My monthly property management rate is between 8-10% based on the state of the property and what levels of support you request.  Full service is 10% of monthly rent.

 

I’ve also attached a few items for you to review:

·         Exclusive Right to Lease Agreement – written agreement between myself and you as a property owner

·         Owner W9 Form – Required Form for IRS to report landlord payments

·         NPR Monthly Disbursement Form – Form that I send to my property owners monthly

·         Owner Information Form – One time form to document yourself as the property owner and how you would like your payments disbursed

·         Late Fee Disbursement Form
